2022 Holiday Showdown Showcase Winners

Congratulations to the winners of the 2022 Holiday Showdown Showcase and thank you to everyone who decorated for the holidays. The neighborhood looked very festive!

This year’s winners will each be receiving a Visa gift card.
1st place ($200): Gingerbread house, 3593 S. St. Lucie Dr.

Hello Neighbors,
2022 Update
Throughout the year we continued to address issues with the common grounds and ongoing maintenance around the community. Sidewalks around the community have been repaired. The brick wall on Dodd has been addressed and will need additional repairs next year. In August, a minor hole was discovered in the large field off Dodd. An engineer was consulted. Seminole County determined there was an issue with a pipe. The issue has been resolved. The ponds are a continuing project. Steps are being taken to control overgrowth and to address the other needed maintenance. We have more maintenance projects planned for 2023 and look forward to continuing to serve the community.
As many of you continue to make improvements and updates to your home, please keep in mind that a Request for Architectural Change form should be submitted to Greystone Management for Architectural Review Board approval prior to making substantial changes to the exterior of your home.
Upcoming Events
To close out 2022, we invite you to join us for an outdoor community, kid friendly, movie night and Santa will be coming around on a fire truck. We’re also holding the 3rd annual Holiday Showdown Showcase, so get ready to decorate your homes!
If you have any ideas or would like to come to an HOA meeting, they are the third Tuesday of every month at 6:30 PM at the Elks Lodge, 4755 Howell Branch Rd., Winter Park, FL. We would love to see you all there! If you are not able to attend the meetings, and need a question answered, please call Greystone Management (407) 645-4945.

CAUTION – Black Bear Sighting

On Sunday, May 15, 2022, a large black bear was sighted in the neighborhood on the Winter Springs side around the large pond on Biscaye, as well as walking along Biscayne & Kissimmee, and climbing over fences between backyards. Seminole County Animal Control and FL Fish and Wildlife have been notified and are working to locate the bear, if they haven’t already done so. Please be mindful of our natural wildlife and take appropriate precautions when outside (including yourself, children, and pets). Also, please secure your garbage cans and eliminate any food sources that would attract the bear to your house like outdoor pet food.
